A HEPA air scrubber is a portable machine that draws room air through a series of filters — ending in a HEPA (High-Efficiency Particulate Air) filter — and returns cleaned air to the space. HEPA filtration is defined by its efficiency at capturing very fine particles, which is what makes it the reference filter class for mold spores, soot particles, and construction dust.
During mold remediation, scrubbers run inside containment to keep airborne spore levels down while contaminated materials are removed. Configured with ducting to exhaust outside the containment, the same machine becomes a negative air machine: it puts the work zone under slight vacuum so air leaks flow into the contained area rather than out of it — the mechanism that protects the rest of the home.
After fires, scrubbers capture fine soot and particulate during cleaning; after Category 3 water losses, they manage aerosolized contamination during demolition. Filters load up and are replaced in stages — pre-filters frequently, the HEPA itself on schedule or by pressure reading.
One honest boundary: an air scrubber treats the air, not the cause. Running one without removing the mold or fixing the moisture source filters symptoms while the source keeps producing them — the same reason air-purifier rentals aren't a remediation plan.
